“I like how the app automatically added all past recurring rent and expenses and it's easy enough to use. However there's no place to add a single income item, all the rent is automated. I had to do a negative expense which is weird for bookkeeping. Also the dashboard can only show a max of 1yr and cannot be expanded to see lifetime. App looks pretty but I decided to stick to excel.”

“very confusing adding a property/ unit seems too be treated as the same. when inputting tenant info then noticing lease info you put in all that info only to get an error message ren't overlapping & it won't allow you to correct anything. So that you're just wasting your time useless for what you already know! The positive is that via email customer service is responsive but doesn't solve what amounts to an app with a bad format.”

“I tried to use this application but didn't find it to be user-friendly. There are many extra steps involved with linking bank accounts and there is no way to advertise from the application. I would like to be able to get my money back but when I asked, they responded with questions and useless help feeds.”

“The customer service team is worthless. I wasted more than a week uploading all the documents. They reviewed and accepted all of them but at the end their rep sent me an email saying "We are unable to provide our services to you, you will need to find alternative software". No reason was provided. What a drag.”

The most extreme dissatisfaction in the entire study, and small landlords buy their own software, so it passes the payer gate. But the corpus is only 304 substantive reviews, below the 400 floor we hold ourselves to. A deeper sweep of 14 landlord-facing apps is queued and blocked on the stores serving data again.
What this study cannot tell you
- About 41% of substantive reviews are not matched by the taxonomy, so every percentage here is a floor, not a true rate. The miss rate is roughly uniform across niches, so comparisons between them still hold.
- App-store reviews over-represent the daily user. Buyers complain on G2, Capterra and in churn calls, and those sources are not represented.
- No recency weighting: a complaint from 2021 counts the same as one from last week, so some cited failures may already be fixed.
- Coverage is uneven between stores; where an app is iOS-only in practice its share is computed from Apple data alone.
